Zoopla Names Shildon Most Affordable Town, Beaconsfield Least, in 2025 UK Study

The latest rankings show a slight improvement in affordability to a 4.4 price-to-income multiple, highlighting a deepening regional divide for buyers.

Overview

  • Shildon in County Durham tops the list with a median price of about £73,900, equal to a 1.23 house price-to-earnings ratio for a two-income household.
  • Beaconsfield in Buckinghamshire ranks as the least affordable, with a typical home at roughly £1.112 million, more than 15 times average household earnings.
  • Zoopla’s analysis compares median home values with estimated earnings for two full-time local workers across postal towns with at least 5,000 homes.
  • Scotland and the North East dominate the most affordable rankings, featuring towns such as Cumnock, Saltcoats, Ardrossan, Peterlee and Irvine, while pricey South East and East hubs like Gerrards Cross, Esher and Radlett reflect a commuter belt premium.
  • Zoopla reports the national affordability multiple for two earners has eased to 4.4 from 4.5 last year, as its executive director Richard Donnell notes more buyers are searching further afield for value.
