Vigo Rents Hit Record €11.2/m² After One of Spain’s Fastest 2025 Increases

Officials point to planned social and affordable housing projects that have yet to ease the strain.

Overview

  • Idealista places the city’s average rent at €11.2 per square meter in December, up 9% year over year and 19.2% versus December 2023.
  • Vigo logged the fifth‑largest rent jump among major cities in 2025, nearly four times Barcelona’s increase, even as Barcelona remains priciest at €23.8/m².
  • On Idealista the morning of the report, only two studio flats in Vigo were listed for under €500 a month, at 20 and 25 square meters.
  • Authorities cite pipeline measures including about 1,600 protected homes in San Paio de Navia, more than 14,500 price‑tied units in the new Plan Xeral, a housing observatory with the University of Vigo, and protected builds in Barreiro, Esturáns and Navia with state support.
  • The local tenants’ union argues the squeeze stems from an investor‑driven rent‑seeking model, and rising costs are framed as threatening the constitutional right to adequate housing.
