Victoria Releases Draft Maps for 25 Transport‑Hub Housing Zones With Heights Up to 16 Storeys

  • Draft maps set maximum heights of up to 16 storeys in parts of Hampton, Oakleigh, Hawthorn, Kew and Auburn, with 12 storeys proposed at Middle and North Brighton, Sandringham, Glenferrie and Hughesdale, and 10 storeys at Murrumbeena.
  • Planning control for designated areas shifts from councils to the state, with station‑core projects eligible for a fast‑track ‘deemed to comply’ pathway that limits VCAT challenges, while heritage and landscape overlays remain in place.
  • Street‑level catchments are proposed with inner five‑minute walks capped at four storeys, or six on larger blocks over 1,000 square metres, and outer ten‑minute areas capped at three storeys, or four on larger blocks.
