Vasco, Rio City Hall Sign Deal Authorizing Sale of São Januário Development Rights

The deal clears the way for private buyers to acquire the club’s transfer-of-development rights to fund an estimated R$500 million overhaul.

  • The definitive term was signed on Friday at the Palácio da Cidade by club president Pedrinho and Mayor Eduardo Paes, formally allowing Vasco to sell 280,000 m² of buildable rights tied to São Januário.
  • SOD Capital is the lead suitor with exclusivity through December 12, as the club targets roughly R$500 million by negotiating about 250,000 m² with one buyer and 30,000 m² with another.
  • By law, all proceeds must be used on the stadium works, and funds will be released only after deeds are executed and municipal transfer certificates are issued to buyers.
  • The renovation plan reshapes the venue from a horseshoe to a rectangular bowl, preserves the historic façade, adds urban upgrades and commercial towers, and aims for a 40,000–45,000 capacity.
  • Construction is expected to take at least two and a half years, with rights to be used mainly in Barra da Tijuca and Banco Genial advising the financing structure.
