Valencia Advances PAI de Benimaclet Toward Final Approval

A Friday plenary will decide whether the plan becomes law and unlocks mass public housing and new public spaces.

Overview

  • The municipal Urbanism Commission approved the PAI de Benimaclet with votes from PP and Vox and opposition votes against, moving the plan to a scheduled extraordinary plenary for final adoption.
  • The plan authorises 1,345 new homes between Benimaclet and the Ronda Norte, with more than 700 designated as public housing made up of protected and dotational units.
  • The city will build 300 municipal rental homes reserved for people under 45, a measure the mayor presented as targeting youth access to affordable housing.
  • The PAI reallocates large areas of public land to provide about 70,000 m² of green space, roughly 32,000 m² for facilities such as schools and sports areas, and more than 1,200 public parking spaces.
  • Local neighbours and opposition parties have criticised the plan’s details and process, recalling the project’s decades-long freeze and warning the scheme may not deliver the greener layout they were promised.
