UK Rents Jump to £1,335 Monthly as North East Sees Record Growth

Land Registry data show supply shortages have pushed rent increases above the rate of inflation nationwide.

  • In April 2025 the national average private rent rose by £92 to £1,335 per month, a 7.4% year-on-year increase.
  • The North East recorded its fastest annual rent growth since 2015, with average costs climbing 9.4% to £728 monthly, more than double the 3.5% inflation rate.
  • Newcastle upon Tyne led North East local authorities with an £89 rise, bringing its average rent to £1,073 a month.
  • London boroughs saw some of the largest cash increases, including Camden up £333 to £2,836 and Kensington and Chelsea and Westminster each rising by over £300.
  • Newport in Wales posted the highest percentage gain nationwide, with rents up 20.4% to an average of £918 per month.
