Toronto Home Sales Edge Higher in March as Prices Keep Falling

Falling listings signal tighter supply that may slow further price drops.

Overview

  • TRREB, which reported Tuesday, said March sales reached 5,039, up 1.7 percent from a year earlier in the first year-over-year gain since September.
  • Seasonally adjusted sales rose 1.4 percent from February, yet volumes sat far below the 10-year March average.
  • The average selling price was $1,017,796, down 6.7 percent year over year, and the benchmark price index was $928,000, down 0.6 percent from February and 7 percent from last March.
  • New listings fell to 14,442, a 16.7 percent drop from a year ago, and active listings stood at 21,596, an 8 percent decline.
  • Condos led the declines, with the condo price index down 9.6 percent across the GTA and steeper drops in York and Durham, as TRREB said some buyers are returning on improved affordability.
