TG RERA Orders Balaji Constructions to Complete Villa Project Amenities

The regulator gave the developer 60 days to finish advertised common facilities or face penalties under the Real Estate (Regulation and Development) Act.

Overview

  • TG RERA issued the order on Wednesday after a complaint from the Balaji Elegancia villa owners society and a technical inspection by the Engineering Staff College of India found unfinished common works.
  • The order requires M/s Balaji Constructions to complete overdue infrastructure and amenities within 60 days and to pay about Rs 1 lakh in ESCI inspection charges within 15 days.
  • The ESCI inspection recorded that 21 villas were already occupied while key items promised at sale remained incomplete, including a clubhouse, sewage and water treatment plants, drinking water systems, power backup and security installations.
  • TG RERA warned that failure to comply with the timelines could lead to penal action under the 2016 RERA law, which allows the regulator to impose fines and other enforcement measures on developers.
  • Residents who moved in without the finished facilities face delays to basic services and recreation, and the order may signal firmer RERA enforcement of developer commitments in similar stalled projects.
