SWAMIH Completes Corpus Commitment, Delivers 61,000 Homes in Stalled Projects

The government plans a ₹15,000 crore blended follow-on fund to speed completion of about 100,000 more homes.

Overview

  • By December 5, 2025, the fund had fully committed its investible corpus and, as of December 15, had delivered roughly 61,000 homes across 110 projects within a portfolio of more than 145 projects in 30 cities.
  • Over 7,000 delivered units were in rehabilitation and EWS categories, and total deliveries are projected to surpass 100,000 homes benefiting more than 400,000 people.
  • Governance metrics include 55 full exits and 44 partial exits, with nearly 50% of drawn capital returned to investors and about ₹3,500 crore repaid to the central government.
  • Operations unlocked more than ₹37,400 crore across 127 projects, covering over 90 million sq ft of development area with roughly 44% of inventory in LIG and MIG housing.
  • Project revival spurred demand for over 20 lakh tonnes of cement and 5.5 lakh metric tonnes of steel, generated an estimated ₹6,900 crore in government revenues, created over 36,000 jobs, and added about 1.06 lakh trees to green cover.
