Student Flat Rents Rise in Germany's Big University Cities

Higher asking warm rents in Berlin, Hamburg, Munich and Cologne are pushing up student living costs and reducing affordable study options.

Overview

  • A Moses Mendelssohn Institut analysis reported on Saturday found offered rents for rooms in small shared flats in the four million-cities averaged €692, which is €23 higher than six months earlier.
  • The nationwide average for advertised WG rooms stayed roughly stable at about €510, down slightly from €512 before the spring semester.
  • City medians vary sharply with Munich at €850, Berlin and Hamburg at €650, Cologne at €640, and much lower medians in some eastern and smaller university towns such as Chemnitz at €305.
  • The study used nearly 3,900 public listings from wg-gesucht.de for two- and three-person WGs and reports asking prices as mostly warm rents while excluding newly formed WGs, exchange offers, fixed-term and furnished-room listings.
  • Institute leaders and coverage note that rising asking rents in big cities reflect broader urban housing shortages, put pressure on students’ ability to choose study locations, and feed political debate about increasing housing supply for young people.
