State Board Backs 2,022-Home Redevelopment at QueensCreedmoor Campus

The plan follows a community-driven scale-down, tapping NY-RUSH funding to reuse long-vacant state land.

  • New York’s Public Authorities Control Board approved the general project plan to transform 46.5 acres of Creedmoor into a mixed-use community with housing, open space, and amenities.
  • The redevelopment delivers 2,022 homes, including more than 950 affordable rental units for seniors, veterans, and supportive housing, plus over 1,000 affordable and market-rate ownership opportunities.
  • The plan adds over 10 acres of open space and 144,000 square feet of community facilities, including a 120,000-square-foot public school, 16,000 square feet for senior centers, and an 8,000-square-foot childcare center, along with 67,000 square feet of retail.
  • After local pushback, officials reduced the proposal by 851 homes, removed five planned eight-story buildings, cut overall unit square footage by about 27 percent, and trimmed supportive units by roughly 15 percent, while pledging an accelerated timeline for senior housing and a smaller school footprint.
  • Portions of the campus will continue operating as a state-run psychiatric hospital, and the project will proceed with continued community outreach supported by Gov. Kathy Hochul’s $500 million NY-RUSH initiative.
