Spain’s Housing Sales Hit Highest Q3 Since 2007 as INE Logs Strong September

New-build sales now make up over 20% of activity.

  • INE reported 176,221 residential transactions in the third quarter of 2025, the strongest quarterly total since 2007.
  • September registered 63,794 home sales, the highest for that month since 2010, with 93.1% classified as free-market transactions.
  • Through the year to date, residential sales are 14.4% higher than in the same period of 2024.
  • New-construction volumes have risen about 24% year to date and now exceed one-fifth of deals, outpacing the 12% growth in second-hand homes.
  • Regional performance remains uneven: September growth was led by Castilla-La Mancha (+19%), Navarra (+12.4%) and Andalusia (about +10%), while the Balearic Islands fell 9.6% and Castilla y León rose 8% to 3,101 with sharp provincial disparities.
