Spain’s Housing Boom Continues as Foreign Purchases Edge Down

Analysts link the softer totals to fewer non-resident deals after Spain ended its residency-for-property program.

Overview

  • Foreign buyers purchased 138,254 homes in 2025, a 0.8% year-over-year drop, according to notary data.
  • Overall home sales reached nearly 735,000, the highest since the bubble years, while foreigners’ share fell to 18.8% from 19.9%.
  • The mix shifted toward buyers who live in Spain as purchases by foreign residents rose 5.3% to 85,473 and non-resident deals fell 9.4% to 52,781.
  • Tourist hubs cooled with declines in Comunidad Valenciana, the Balearic and Canary Islands, and Madrid, while interior regions such as Asturias, Castilla-La Mancha, Castilla y León, and Galicia posted strong gains.
  • Foreigners paid more on average, reaching 2,479 euros per square meter in the second half of 2025, up 5% year over year and about 35% above the national average.
