Spain Mortgage Lending Hits Highest First Half Since 2011 With June Up 31.7%

Lower borrowing costs are spurring demand for bigger, mostly fixed mortgages.

Overview

  • INE reports 243,257 mortgages on dwellings in the first half of 2025, about 25% more than a year earlier and the strongest H1 since 2011.
  • June recorded 41,834 housing loans, extending a run of 12 consecutive year-on-year monthly increases.
  • The average mortgage rate was 2.99% in June, up from 2.91% in May yet below 3% for the fifth straight month.
  • Average loan size rose 15.5% to €168,363 as capital lent surged 52% to €7.04 billion, with typical terms at 25 years.
  • Fixed-rate deals accounted for 72% of new mortgages, the highest share since August 2022, while Córdoba’s tally held near last year at 595 loans.
