Overview
- The board unanimously advanced Decro’s 100%-affordable project at the Instructional Media Center in Linda Vista with 108 units, which will undergo city review and is expected to generate about $125,000 in first-year ground rent with 2.5% annual increases.
- By a 3–2 vote, trustees postponed decisions on four larger proposals until January to hear developer presentations and conduct additional vetting before choosing which to advance.
- Staff-recommended developers remain Affirmed Housing for the Eugene Brucker site at roughly 952 units, Decro for the Revere Center (about 220 units) and Commercial Street (about 87 units), and Bridge Housing for the Fremont/Ballard site (about 140 units).
- District officials estimate about $504 million in ground-lease revenue over 99 years if all five agreements proceed, with SDUSD retaining land ownership and no district funding required.
- Public comments highlighted concerns over scale, parking and neighborhood fit, and some board members questioned whether the recommended mixes maximize the total number of affordable homes as directed in March.
