PropEquity: Q3 Housing Sales Slip 4% Across Top 9 Cities, Mark 10th Straight Decline

After a Maharashtra-led dip in a seasonally weak quarter, PropEquity signals a likely festive-season pickup.

Overview

  • Sales totalled 100,370 units in July–September 2025 across the top nine cities, confirming a tenth consecutive quarterly drop.
  • New launches were broadly flat year-on-year at 92,229 units and fell about 10% from the previous quarter, keeping supply below sales.
  • Maharashtra markets weighed on the totals, with Thane down 28%, Pune down 16%, Mumbai down 8% and Navi Mumbai down 6% year-on-year.
  • Bengaluru rose 21% to 16,840 units with Chennai up 16% and Kolkata up 25%, while Delhi-NCR and Hyderabad each posted 4% annual gains.
  • PropEquity expects stronger demand in the festive quarter and projects 2025 to track 2024 at roughly 400,000 launches and 450,000 sales.
