  • JLL data shows homes priced ₹1.5 crore and above rose 17% to 8,205 units in H1 2025, making up 49% of total sales compared to 40% a year earlier.
  • Overall residential sales in the city contracted about 6% across all price bands during the same period.
  • The ₹1.5–3 crore segment drove much of the premium surge with a 28% rise in demand year-on-year.
  • Western suburbs—Kokapet, Puppalguda, Narsingi and Kondapur—accounted for roughly 85% of high-end transactions due to their proximity to HITEC City and superior amenities.
  • JLL predicts that northern suburbs such as Kompally, Bachupally, Miyapur and Kollur will become the next premium housing hotspots supported by planned infrastructure and gated-community developments.
