Overview

  • The Housing Pattern Book offers eight Government Architect-endorsed designs for terraces, townhouses and manor houses drawn from a 2024 competition.
  • Each design is available for $1 until January 2026 before rising to $1,000, representing a saving of about $19,000 compared with bespoke architectural plans.
  • Eligible projects can apply for a complying development certificate under a new pathway now being finalised by councils, cutting approval times to 10–20 days.
  • The initiative builds on early 2025 zoning reforms that allow higher-density homes within 800 metres of transport and shopping hubs without complex approval processes.
  • A state-wide advertising campaign will promote these patterns to builders and buyers to help boost the supply of affordable, high-quality low-rise homes across Greater Sydney.
