National Grid Buys Teesside Site for Potential UK’s Largest Substation

The purchase creates the high-capacity power link needed to attract a planned AI datacentre.

Overview

  • The land agreement, reached in late October, secures roughly 73 acres at Dorman Point within the Teesworks estate for a new transmission substation.
  • National Grid has contracted to deliver an initial 1.44 GW (1,440 MVA) of capacity to Steel River Power with stakeholders saying the site could be expanded to about 3.2 GW.
  • The project is part of National Grid’s Great Grid Upgrade and is designed to feed a private-wire network for a planned AI datacentre plus on-site battery storage.
  • An outline planning application was submitted in September 2026 and a public consultation is open until November 11, 2026 while remediation and site-preparation work are readied for handover.
  • Teesworks is Europe’s largest brownfield site and local leaders say the substation will help unlock large-scale investment and thousands of jobs if a datacentre operator and final approvals follow.
