Munich Council Submits Plan for 1,000+ Student Apartments Above Studentenstadt Station

The plan aims to repurpose underused transit space with a municipal utilities partnership to ease Munich’s student housing shortage.

Overview

  • SPD and Grüne/Rosa Liste/Volt formally applied on August 6 to Mayor Dieter Reiter for permission to develop over 1,000 affordable student and trainee apartments above the Studentenstadt bus station and P+R parking lot.
  • The proposed mixed-use quarter in Schwabing-Freimann would feature residential high-rises atop existing transit infrastructure to maximize underused municipal land.
  • Stadtwerke München (SWM), Münchner Verkehrsgesellschaft (MVG) and Studierendenwerk München-Oberbayern are collaborating on the project to deliver climate-friendly, well-connected living spaces.
  • The initiative builds on a 2020 master plan and coincides with a €115 million Free State–funded renovation of Houses 9 and 12, which aims to return over 1,000 units by 2027/2028.
  • The city administration is currently reviewing the detailed plans and the new apartments are expected to be ready for occupancy in 2027/2028 if approved.
