Mumbai and Pune Home Sales Fall 17% in July–September, PropEquity Says

Industry leaders call the pullback a temporary recalibration.

Overview

  • Sales totaled 49,542 units versus 59,816 a year earlier, according to PropEquity.
  • Submarket splits show Thane down 28% to 14,877 units, Mumbai city down 8% to 9,691, Navi Mumbai down 6% to 7,212, and Pune down 16% to 17,762.
  • PropEquity attributed the decline to weaker buyer demand following a sharp surge in residential prices.
  • Across India’s top nine cities, July–September sales fell 4% year on year and 1% quarter on quarter to 100,370 units.
  • CREDAI-MCHI said demand fundamentals remain intact and forecast a festive-season pickup supported by cautious launches and ongoing infrastructure upgrades.
