Mubadala, Aldar Unveil Dh60 Billion Joint Venture to Expand Al Maryah Island

Enabling works are slated to begin in 2026 to bolster ADGM’s growth.

Overview

  • The masterplan adds roughly 1.5 million sqm of mixed-use development spanning Grade A offices, hotels, retail and more than 3,000 waterfront residences.
  • Over 450,000 sqm of new Grade A office space would about double the island’s current supply, addressing strong demand within the fast-growing ADGM district.
  • Placemaking and mobility upgrades include a 75-metre bay fountain, 2.5 km of air‑conditioned pedestrian corridors, three new bridges, over 12,000 parking spaces and 20% open space.
  • The new development vehicle is structured with Aldar holding 60% and Mubadala 40%.
  • The partners said a separate retail joint venture is nearing legal completion to own and operate The Galleria, Yas Mall and the upcoming Saadiyat Grove Mall.
