MHADA Unveils 143-Acre Motilal Nagar Redevelopment With Adani

The scale and safeguards could reshape Mumbai’s housing supply under tighter state oversight.

Overview

  • MHADA, which unveiled the 143-acre master plan on Friday, said 3,702 residents will get about 1,600 sq ft homes, 328 commercial occupants will receive about 987 sq ft units, and roughly 1,600 slum families will be rehoused in 300 sq ft units.
  • The plan lays out a compact “15-minute city” with schools, clinics, markets, and about 15 acres of parks plus modern utilities such as sewage treatment, rainwater harvesting, solar power, and CCTV-based security.
  • The project uses MHADA’s Construction and Development Agency model, which brings in a private builder to construct and sell new housing while the authority keeps ownership of the land.
  • Estatevue Developers of the Adani Group is allotted about 17 lakh sq m of saleable area, with total investment projected near ₹1 lakh crore over a 10 to 15-year buildout.
  • MHADA says the developer cannot mortgage or transfer the land and that occupation certificates for sale buildings will be issued only in proportion to completed rehabilitation, with rehousing targeted in about seven years as resident groups keep pushing for larger flats.
