MahaRERA Grants Automatic Four‑Month Extension to Eligible Housing Projects

Overview

  • MahaRERA issued the order on Friday granting a four‑month extension to project registrations under RERA’s force majeure provisions.
  • The relief applies to projects whose original, revised or previously extended completion dates fall on or after February 28, 2026, and excludes projects registered on or after August 1, 2026.
  • The extension will be applied automatically without promoters filing separate applications and MahaRERA told its Registration and IT Cell to update records and the public portal immediately.
  • Developers and industry groups welcomed the move as regulatory certainty while homebuyers may see possession dates move out by up to four months for covered projects and protections do not shield delays caused by promoter failures.
  • The order follows a Ministry of Finance memo that treated the West Asia situation as a state of war and a July 31 MoHUA advisory to state RERAs and echoes MahaRERA’s previous blanket extensions during the COVID‑19 period.
