Maharashtra Approves Dharavi Redevelopment Master Plan as Construction Begins

The project expects to generate up to Rs 1.7 lakh crore by selling freed-up development rights on land surrounding 72,000 rehabilitated homes.

Overview

  • The state government granted master-plan approval on May 28 and work kicked off on January 14 with upgrades to railway infrastructure.
  • Navbharat Mega Developers Private Limited, the joint venture between the Maharashtra Slum Rehabilitation Authority and the Adani Group, is steering the seven-year, Rs 96,000 crore initiative.
  • Redevelopment will deliver 72,000 tenements, including nearly 50,000 residential rehab units, 8,700 renewal homes, and over 13,000 commercial and industrial spaces.
  • About 140 million square feet are earmarked for free-sale development, estimated to yield between Rs 1.2 lakh crore and Rs 1.7 lakh crore in revenue.
  • The master plan features a multimodal transit hub linking rail, metro, buses and airport services, alongside 100+ acres of green spaces, a green spine and a waterfront promenade along the Mithi River.
