Overview
- A high-level review chaired by Chief Minister Devendra Fadnavis on Monday endorsed a Singapore/Hong Kong style model and directed officials to deliver at least 10,000 homes in the project’s first phase by March 2028 through a single-window clearance cell.
- The Adani Group has committed to finish the rehabilitation component in seven to eight years, expects the first Indian Railways land building to be handed over in December 2026, and plans to have 30,000 housing units under construction next fiscal with 10 years of operations and maintenance support.
- The redevelopment covers roughly 600 acres and about 225 million square feet of built area, split into roughly 95 million square feet for rehabilitation of over one million residents and 130 million square feet for free-sale commercial development near Bandra Kurla Complex.
- Officials say land transfers, large-scale resident and commercial surveys, and rehabilitation planning have picked up pace, but questions over who will qualify for housing, how small businesses will be relocated, and how livelihoods will be protected remain unresolved risks.
- Planners aim to pair housing with India’s first multi-modal transport hub, MSME support for pottery, leather and recycling clusters, and environmental work on the Mithi River and Deonar site, and the next signs of progress will be evidence of clear relocation plans and firm eligibility rules.
