Loft Conversions or Extensions Can Add Up to 24% to UK Home Values, Nationwide Finds

Nationwide's house-price analysis indicates that creating usable new space delivers bigger returns than typical kitchen or bathroom upgrades.

Overview

  • Nationwide estimates that adding a large double bedroom and bathroom via a loft conversion or extension can raise the value of a typical three-bedroom, one-bathroom home by up to 24%.
  • The research indicates an extra bedroom can add about 13% to value and an additional bathroom around 4%, while a 10% increase in floor area is linked to roughly a 5% uplift.
  • A Censuswide survey of 2,000 homeowners found kitchen and bathroom refits are the most common projects, with 24% undertaking loft conversions and 21% building single-storey extensions.
  • Among those who renovated in the past five years, average spend was around £52,000, rising to about £97,000 for homeowners aged 25 to 34.
  • Around a third of renovators made green improvements, more than half of whom added solar panels, and industry bodies urge checks on planning rules and any listed or conservation-area restrictions before major works.
