Knowledge Realty Trust Plans India’s Largest Office REIT IPO at ₹6,200 Crore

Backed by Blackstone and Sattva Group, the REIT will also be the second largest in Asia by gross asset value.

  • Knowledge Realty Trust (KRT) has filed for a ₹6,200 crore Initial Public Offering (IPO) to list its shares on Indian stock exchanges.
  • The REIT, sponsored by Blackstone and Sattva Group, is valued at approximately ₹60,000 crore in gross asset value as of September 2024.
  • KRT’s portfolio includes 30 Grade A office assets spanning 48.1 million square feet across major cities like Bengaluru, Mumbai, Hyderabad, and Chennai.
  • Proceeds from the IPO will primarily be used to repay ₹5,800 crore of outstanding debt held by the REIT’s asset SPVs and investment entities.
  • If listed, KRT will become India’s largest office REIT by net operating income and gross asset value, and the second largest office REIT in Asia by size.
