Karnataka Launches Online Portal to Convert Bengaluru B-Khata Plots to A-Khata

Aadhaar-based verification with a 5% guidance-value approval fee aims to formalize plots for easier bank credit.

Overview

  • The system is live for individual plots up to 2,000 sq m through the BBMP portal, with larger plots routed via the BPAS platform using architect-submitted CAD drawings and a ₹500 scrutiny fee.
  • Flats and multi-storey units are excluded, with eligibility focused on standalone plots within the Greater Bengaluru Authority limits.
  • Applicants log in with mobile OTP, retrieve EPID details, complete Aadhaar authentication, confirm site location and road type, and undergo a site inspection by city-corporation officials.
  • Payment of a Single Plot approval fee equal to 5% of the site’s guidance value is required before automatic issuance of the Single Plot approval and A-Khata, alongside any other applicable departmental charges.
  • Officials cite roughly 25 lakh khatas in Bengaluru, including about 7.5 lakh B-Khata and 17.5 lakh A-Khata, and position the drive as a one-time regularisation to improve ownership clarity and loan access.
