Inner West Council Passes Rezoning for Up to 30,000 Homes by One Vote

The decision launches a 15-year, transport-hub focused buildout to address housing pressure.

Overview

  • The council endorsed the Our/Fairer Future plan 8–7, with all Labor councillors in favor and Greens and independents opposed during a heated meeting.
  • The rezoning enables roughly 20,000 to 31,000 new dwellings in buildings mostly 6–11 storeys, with some up to 22 storeys, concentrated around Marrickville, Dulwich Hill and Ashfield stations and nearby centers.
  • Last-minute amendments reduced capacity around the three heavy rail stations by about 5,000 homes, with a partnership flagged to deliver roughly 8,000 dwellings along the Parramatta Road corridor.
  • The package introduces a City of Sydney-style affordable housing setting of about 2–3% on private residential land plus a 1% levy on non-residential projects, converts five council car parks into an estimated 350 social homes, and permits church and charity sites to redevelop if 30% of dwellings are social housing.
  • The council expects about $520 million in development contributions for infrastructure, as supporters hail a step to ease shortages and opponents argue affordability provisions remain insufficient.
