Overview
- Councillors approved rezoning across the Inner West to enable roughly 20,000–31,000 new dwellings over 15 years, with most buildings 6–11 storeys and some up to 22 near town centres and transport.
- Affordable housing on private residential land will start at 2% and rise to 2–3% after three years, with a 20% uplift contribution for larger projects and a new 1% levy on non‑residential developments.
- Five council car parks will be redeveloped for an estimated 350 social housing units, and church or charity sites can be converted if 30% of homes are social housing.
- Density was scaled back by about 5,000 dwellings near Marrickville, Dulwich Hill and Ashfield rail stations, with roughly 8,000 homes to be delivered along the Parramatta Road corridor in partnership with the NSW government.
- The narrow vote followed unsuccessful deferral attempts by Greens councillors pressing for a 30% affordable housing target, as the council projected about $520 million in developer contributions for infrastructure.
