Infonavit Sets 630,000-Peso Price Cap for Government-Built Homes as Rules Take Effect

The cap targets affordability for households earning up to two minimum wages by tying final prices to standardized cost components recorded in the housing registry.

Overview

  • Infonavit’s dispositions were published in the Diario Oficial de la Federación on September 19 and took effect the following day.
  • Sale prices will be determined per development from defined elements that include land value, urbanization works, construction or rehabilitation, and indirect costs.
  • The established amount for each dwelling must be entered in the Registro Único de Vivienda and reflected in Infonavit credit files and notarial documents for escrituración.
  • Within a single project, like-for-like homes must share the same price, with permitted differences based on floor level or housing prototype.
  • The ceiling applies only to the first sale of homes built or rehabilitated by Infonavit, and it may be adjusted proportionally if regional minimum wages change.
