Infonavit Sets 630,000-Peso Cap on Homes It Will Build

The rule, published in the official gazette, ties pricing to documented costs and focuses eligibility on workers earning up to two minimum wages.

Overview

  • The dispositions were published on September 19 in the Diario Oficial de la Federación and took effect the following day.
  • Maximum prices must be recorded in the Registro Único de Vivienda and reflected in Infonavit credit files and notarization documents, including the Carta de Instrucción Notarial.
  • Price determinations must account for land, urbanization works, construction or rehabilitation, and indirect expenses such as administrative costs, studies, and project design.
  • Within each development, units with the same characteristics must carry the same maximum price, with limited differences allowed by floor level and considering the housing prototype.
  • Sales are structured to recover costs without seeking profit so the fund remains financially stable as it scales its low-income housing program.
