Overview
- The Center for Real Estate Studies reported an average net cold rent of €9.11 per square meter in Hamburg, equal to roughly €730 for an 80 m² flat.
- Rents rose 8.8% since 2022 in the study’s sample, compared with a 10.8% increase in consumer prices over the same period.
- The study analyzed more than 283,000 public, cooperative and private contracts provided by landlords and was commissioned by IVD Nord, BFW Nord, a local owners’ association, the northern housing association and municipal landlord Saga.
- Industry leaders said the results show the market functions and argued rents are not too high, citing low vacancy and calling for more construction.
- The Mieterverein and the Left party criticized the report as a cosmetic exercise, saying few available flats list under €9 per square meter and urging stronger tenant protections despite the rent brake’s extension to 2029.
