India’s Top 9 Cities See Q3 Housing Sales Down 4%, Tenth Straight Quarterly Drop

PropEquity says sales continue to exceed new supply, suggesting a rebalancing rather than a downturn.

  • Sales totaled 100,370 units in July–September 2025, down from 105,081 a year earlier, marking the tenth consecutive quarterly decline.
  • New launches stood at 92,229 units, flat year-on-year but down 10% from the previous quarter in a seasonally soft period.
  • Maharashtra markets led the annual weakness: Thane fell 28%, Pune 16%, Mumbai 8% and Navi Mumbai 6%, according to PropEquity.
  • Bengaluru rose 21%, Kolkata 25%, Chennai 16%, Delhi-NCR 4% and Hyderabad 4% year-on-year, highlighting sharp regional divergence.
  • Quarter-on-quarter sales dipped 1% overall, with only Delhi-NCR (-24%) and Thane (-11%) declining, and PropEquity expects 2025 totals roughly in line with 2024 at about 4 lakh launches and 4.5 lakh sales.
