Overview

  • Data centre capacity has quadrupled over the past six years to 1,263 MW as of April 2025.
  • Colliers forecasts capacity across the top seven cities will surpass 4,500 MW by 2030.
  • Investment inflows of $20–25 billion are expected over the next five to six years on the back of AI, IoT and digital growth.
  • Mumbai commands 41 percent of current capacity, followed by Chennai (23 percent) and Delhi-NCR (14 percent), with Hyderabad emerging as a key hub.
  • Hyperscale facilities exceeding 50 MW are projected to account for nearly two-thirds of inventory and push real estate demand to 55 million square feet.
