India Real Estate Inflows Reach $3 Billion in H1 2025 as Domestic Capital Jumps

Colliers forecasts a stronger second half on stabilizing interest rates.

Overview

  • Foreign investments totaled $1.6 billion, about 52% of inflows, with Asia-Pacific investors providing over one-third of that capital.
  • Domestic deployment rose 53% year on year to nearly 48% of total investment, cushioning the drop in overall volumes.
  • India ranked fourth in Asia-Pacific for cross-border investment into land and development sites with $808 million in H1 2025.
  • Residential led allocations with $0.8 billion, office deals gained traction, and retail plus mixed-use rose to more than 30% from 7% a year earlier.
  • Across nine APAC markets, real estate investment reached $71.9 billion, down 6% year on year, with offices accounting for 36% as easing inflation and GST simplification support India’s outlook.
