Hines Files Plan for 1,225-Foot San Francisco Tower to Become West Coast’s Tallest

The submission begins a city review process with an environmental impact study followed by development agreement negotiations.

Overview

  • On July 11, Hines filed an application for a mixed-use skyscraper at 77 Beale Street that would rise 1,225 feet and eclipse Salesforce Tower by 150 feet.
  • At 1,225 feet, the proposed tower would rank 11th nationally and set a new record as the tallest building west of the Mississippi.
  • The plan calls for 1.6 million square feet of Class A office space, ground-floor retail and restaurants, a mid-block public garden, restoration of two historic PG&E/Matson buildings and conversion of one building into 120 housing units.
  • The filing triggers a multi-year planning process led by the city’s Office of Economic and Workforce Development, starting with an environmental impact study followed by development agreement negotiations and community consultations.
