A €470 million FAZ-Bauwens-Hopp venture is piloting the city’s first wood-hybrid high-rise with geothermal heating to reshape urban living standards

  • The €470 million joint venture of Frankfurter Allgemeine Zeitung, Bauwens and Family Office Hopp plans 542 apartments—30 percent publicly subsidized—alongside 17 000 m² of office space, 3 500 m² for retail and gastronomy, and two daycare centers.
  • Phase one includes a 50-meter, 16-story wood-hybrid office tower and 131 apartments on the former FAZ site.
  • Geothermal systems drilled into 240 boreholes at 60 meters depth will supply about 80 percent of the quarter’s heating and cooling needs.
  • Frankfurt is preparing a primary school at Günderrodestraße as part of the scheme, with first apartments due in 2028 and full completion by 2030.
