France Lowers DPE Electricity Factor, Reclassifying Up to 850,000 F/G Homes From Jan. 1

The recalculation reflects electricity’s lower carbon intensity to revise energy labels.

Overview

  • Effective 1 January 2026, the DPE’s electricity conversion coefficient drops from 2.3 to 1.9, making results more favorable for electrically heated dwellings.
  • Officials say between 700,000 and 850,000 homes could exit the F/G category without new work, out of an estimated 5.4–5.8 million currently rated F or G. Ademe indicates owners can update their DPE online for free and may see a new label without commissioning a fresh assessment or audit.
  • Real-estate professionals welcome the change as rental bans expand beyond G-rated homes to F in 2028 and E in 2034, while the CNL denounces a giveaway to landlords that harms tenants.
  • The building federation warns the renovation market is weakening after the 2026 suspension of MaPrimeRénov, as MP Daniel Labaronne cites about 80,000 faulty DPEs a year and urges tighter oversight of diagnosticians.
