- Gov. Kathy Hochul announced completion of the Baisley Pond Park Residences in South Jamaica, Queens, marking the first hotel-to-residential project under the state’s HONDA program.
- The 12-story former 350-room hotel now offers 318 apartments: 127 income-restricted units for households up to 60% of AMI and 191 supportive units for eligible formerly homeless tenants.
- Move-ins are expected to start in early January, following a March housing lottery that listed rents from $784 for studios to $1,493 for two-bedroom apartments.
- Developed by Slate Property Group and RiseBoro with NYC HPD and HDC, the project cost about $167 million and was designed by Aufgang Architects.
- The building is fully electric with rooftop solar and Energy Star systems, holds Enterprise Green Communities certification, and includes a 5,000-square-foot social services suite plus a 7,000-square-foot meals program serving roughly 3,000 seniors.
