Overview

• In the first half of 2025, foreigners completed 71,155 home purchases, up 2% year over year, representing 19.3% of all transactions versus 20.3% a year earlier.
• Resident foreign buyers accounted for 60.9% of foreign purchases after a 6.4% increase, while non‑resident transactions fell 4.1% to 39.1% of the total.
• Activity rose in 13 of 17 regions, led by Asturias (+30.8%), Castilla y León (+25.9%) and Galicia (+14.3%), with declines in the Canary Islands (-7.7%), the Balearic Islands (-6.8%), Navarre (-3.7%) and the Valencian Community (-3.6%).
• Foreign buyers paid an average €2,417 per m², up 7.6%; non‑residents paid €3,126 per m² compared with €1,912 for resident foreigners and €1,809 for Spanish nationals.
• By nationality, the UK led purchases (5,731), followed by Morocco (5,654) and Germany (4,756), with notable increases from the US and a 17.4% drop in Russian buyers.
