Flatiron Building to Illuminate Manhattan with First-Ever LED Facade Lighting

Approved by the Landmarks Preservation Commission, the LED design by L’Observatoire International kicks off facade restoration for a late-2025 reopening as 60 luxury condominiums.

Overview

  • The Landmarks Preservation Commission signed off on the first-ever exterior LED lighting plan for the upper five floors and ornate lower facade.
  • Scaffolding removal is underway as crews begin cleaning and restoring the Beaux-Arts limestone, brick and terra cotta exterior.
  • Renovation includes replacing nearly 1,000 windows and removing window-mounted air conditioners to install an upgraded internal HVAC system.
  • The Flatiron is on track to reopen late this year as 60 luxury condominiums with interiors by Studio Sofield and sales led by Corcoran Sunshine Group.
  • Developers Jeffrey Gural, the Brodsky Organization and Italy’s Sorgente Group acquired the landmark and are overseeing its redevelopment.
