Overview
- All SFH contracts for properties valued up to R$2.25 million can now use FGTS balances to liquidate, amortize, or pay part of mortgage installments.
- The fix reinstates access for loans signed between 12 June 2021 and 9 October 2025, a window that had been left out of the initial implementation.
- The proposal was presented by Abecip superintendent José Aguiar and approved unanimously by the FGTS Curator Council at an extraordinary meeting on 26 November.
- The council estimates the change will move roughly 1% of the fund's resources, characterizing the impact as limited.
- The measure aligns rules with the October model that raised the SFH property ceiling from R$1.5 million to R$2.25 million; SFH draws on FGTS and savings with rates capped at 12% per year.
