Dutch Private Rents Climb 6.5% as Q4 Data Show Fewer Listings and Faster Lettings

A tightening market is shutting out renters as affordable listings dry up.

Overview

  • The national average asking rent in the free sector reached €1,838 in Q4 2025, up 6.5% year over year, according to Pararius.
  • Supply contracted as 14,698 homes were listed and 15,188 were delisted nationwide, with properties typically off the market in 18 days.
  • Demand skews to lower prices, with homes under €1,500 drawing over 40% of responses but representing only a little over a quarter of listings, while roughly 40% of supply is above €2,000 and attracts 21% of seekers.
  • Regional hotspots included Rijswijk (+23.4%) and Leiden (+17.3%), Tilburg rose 20.1% within Noord-Brabant, Amsterdam remained the most expensive at €28.68 per m², and Rotterdam’s rate climbed 11%.
  • Access barriers remain high as landlords commonly require gross income around three times the rent, implying roughly €5,500 per month at current averages.
