Dutch Home Prices Rise 7% Year Over Year in September as Quarterly Growth Cools, Groningen Leads

Sales volumes jumped from a year earlier, with apartments accounting for the biggest share of deals.

  • The national price index for existing owner-occupied homes was 7.0% higher in September than a year earlier and was unchanged from August.
  • Kadaster recorded 21,934 transactions in September, up 24.5% year over year, with 171,468 homes sold in the first nine months of 2025, a 17% increase.
  • In the third quarter, existing homes were 7.8% more expensive than a year earlier, marking a third straight quarter of deceleration from Q2’s 9.7% pace, while prices rose 1.8% from Q2 and transactions reached nearly 63,000, up 15.6%.
  • Regional patterns persisted as Groningen posted the largest annual gain in Q3 at 10.9%, Utrecht led the four biggest cities at 7.8%, and Amsterdam lagged with a 2.3% increase.
  • Apartments made up over one third of Q3 sales and saw the largest jump in transactions at 24.4%, though their prices rose the least at 6.3% compared with an 8.8% increase for detached houses.
