Developer Pitches $3.6 Billion AI Data Center in Lordstown While Council Weighs Ban

The developer projects 1,600 construction jobs plus 120 permanent roles with average pay above $84 an hour.

Overview

  • Bristolville 25 Developer LLC, through Taft Stettinius & Hollister, sent a detailed letter to village officials on Tuesday following an Oct. 20 site-plan review filing.
  • The plan outlines a 1.65-million-square-foot campus on 133 acres straddling Trumbull and Mahoning counties along State Route 45.
  • The letter estimates $21 million in direct annual wages, $11.4 million in indirect wages, more than $1 million a year in income taxes, and millions annually in local property taxes.
  • The developer offers $10.8 million for critical water infrastructure upgrades not covered by grants and proposes a community fund for amenities such as a pool, pickleball courts, a bike path, or an event center.
  • The project is unapproved as the council has held two readings on a potential ban with a third set for Nov. 3, while the mayor cites light and noise concerns, the regional chamber urges caution on a ban, and the developer’s attorney questions the ban’s legal procedure.
