Delhi-NCR Leads as Q3 Home Prices Rise 7–19% Across India’s Top Cities

Premium demand, limited ready inventory, rising costs drive higher transaction values despite flat sales volumes.

Overview

  • PropTiger’s Real Insight Residential report for July–September 2025, released by Aurum PropTech, shows broad-based price appreciation across the eight prime housing markets.
  • Delhi-NCR posted the sharpest annual gain at 19% to ₹8,900 per sq ft, followed by Bengaluru at 15% to ₹8,870 and Hyderabad at 13% to ₹7,750.
  • Total sales value rose 14% year-on-year to ₹1.52 lakh crore even as unit sales dipped 1% to 95,547, underscoring a tilt toward higher-value homes.
  • New supply was essentially flat year-on-year at 91,807 units, with launches up 9.1% quarter-on-quarter and concentrated in MMR (26.9%), Pune (18.7%) and Hyderabad (13.6%).
  • The report and industry voices attribute the surge to premiumisation, infrastructure upgrades such as key corridors, rising input costs and a shortage of ready-to-move-in homes.
