Canada Hotels Hit Highest July Occupancy Since 2019 as Event Demand Builds

Event demand lifts key markets, led by strong Toronto bookings.

  • July 2025 results for Canada: occupancy 77.6% (+3.0% YoY), ADR CAD248.50 (+5.3%), and RevPAR CAD192.75 (+8.5%), the strongest occupancy since August 2019.
  • Manitoba led provincial gains across all metrics, while Quebec posted the only year-over-year decline in occupancy.
  • Ottawa–Gatineau recorded the largest occupancy increase among major Canadian markets.
  • Toronto’s near-term bookings are elevated, including 75.1% and 68.4% on the books for Oasis concerts on August 24–25 and nearly 20% higher bookings for the first two nights of the Toronto International Film Festival.
  • In the U.S. for the week ending August 16, occupancy fell 0.9% to 66.3% as ADR edged up 0.4% to $157.51 and RevPAR dipped 0.5% to $104.50, with Seattle outperforming and Houston sharply weaker.
