Caixa Restores Multiple SBPE Mortgages to Bolster Housing Credit

The move follows Central Bank changes that freed savings deposits for lending to support the pace of mortgage approvals.

Overview

  • Effective Dec. 9, borrowers may again take more than one SBPE-backed home loan, reversing a suspension in place since November 2024.
  • Eligibility extends to clients who already hold a Caixa mortgage, including spouses regardless of marital regime.
  • New SBPE contracts update balances by the TR, carry interest starting at 10.99% per year, and allow repayment terms up to 420 months.
  • Caixa raised the SFH property ceiling to R$2.25 million and reinstated financing of up to 80% under SAC or 70% under Price.
  • The package adds a renovation credit line and earmarks R$30 billion from the Fundo Social plus R$10 billion in SBPE resources, with Caixa citing its 67.1% market share and a R$905 billion mortgage portfolio.
